If the time has come to sell your home, here are some things to keep in mind:

One of the most difficult things you will need to do is to detach your emotions from the home. The most successful sellers are able to change their thinking from one of “this is where my kids grew up” to ” this is my largest asset and I need to treat this like the business deal it is”.

By changing your mind set, you will be able to better proceed, and realize a larger gain from the sale.

Now is the time to take care of any home maintenance items you have been putting off. Fix the leaky faucet in the bathroom, clean the gutters, replace the burnt out light bulb on the front porch.

You will also want to “de-clutter” your home. This means removing your personal photographs and nicknacks. You want potential buyers to picture themselves living there and this is very difficult when they are looking at someone else’s mementos. You also want to remove and/or hide any valuables in anticipation of showing the house.

Another touchy subject can be replacing your personal style choices with something more neutral and attractive to a larger percentage of buyers. You may love the Oakland A’s, but having the family room painted in their signature green will be off putting to many buyers. A large number of buyers can not see past things like paint colors that aren’t neutral. This is not a insult to your personal taste or style but rather an opportunity to make your house appealing to the largest number of buyers possible.
